5. Church additions at 16500 and 16514 W. Nordhoff St.
- What it does: The project site is 16500 and 16514 West Nordhoff Street, 9000 North Monogram Avenue and 9003 North Odessa Avenue. The church proposes an 8,347 sq. ft. first-floor addition and a 4,537 sq. ft. second-floor addition to an existing 2,721 sq. ft. church building, for 15,605 sq. ft. in total, and a rear yard setback of nine feet instead of 25 feet. The site also has two existing buildings of 9,286 and 13,585 sq. ft., two state-approved modular classroom buildings, play areas and surface parking (agenda). By our sum, the two additions total 12,884 sq. ft.
- The decision under appeal: On May 5, 2026 the Zoning Administrator approved a Conditional Use Permit for the first- and second-story addition in the A2-1 zone, denied the nine-foot rear yard setback in place of the 25 feet that LAMC Section 12.05 C requires, and adopted conditions of approval and findings (agenda).
- Environmental review: The Zoning Administrator found the project exempt from CEQA under Guidelines Section 15301, Class 1 (Existing Facilities), and found that none of the exceptions in Section 15300.2 applies (ENV-2024-8014-CE) (agenda).
- Who brought it: Applicant Valley Park Baptist Church of Sepulveda, represented by Brad Rosenheim of Rosenheim & Associates, Inc. Appellants Karen Dansker and Gary Lee Sornborger, listed on one appeal (case ZA-2024-8013-CU2-1A) (agenda).
- Who it affects: Council District 12, Mission Hills-Panorama City-North Hills plan area (agenda).
- What’s next: The item requires a public hearing. The agenda lists Oct. 15, 2026, the meeting date, as the last day to act. The Commission’s next regular meeting is Nov. 5, 2026 (agenda).
